      <image:caption>A new 3,200 SF home overlooking a nature preserve and the San Francisco Bay in the distance rises on a family’s long held but undeveloped property. This property had been in our client’s family for generations and was relatively untouched - an aging barn the only mark of its long abandoned agricultural past. Prior to contacting the office the family decided to sell the 7.6-acre parcel to a large home developer. A 33-unit residential subdivision was designed, approved and in construction during our first site visit. As a condition of the sale our client retained ownership of a large corner parcel with a view of the bay and a nearby open space. We were asked to design a home that would privilege the view while mitigating the density and character of the neighboring development. The solution was a single-story L-shaped plan with ‘private’ rooms pushed to the edges to protect a large ‘public’ living area nestled in the center. Strip windows along the street are kept high to allow light into the more private rooms while maintaining privacy. A very long clerestory formed by a break in the roof planes on the street elevation floods the living area with natural light. The master bedroom occupies a privileged corner connecting to the open space while the living area has a commanding view to the bay. Four 11’ tall sliding glass doors open the living area completely to the tightly knit rear yard that incorporates a large spa, planting beds, an outdoor kitchen and a dining area. As an homage to the family’s heritage on the site the repurposed clear heart redwood siding panels taken from the demolished barn are used to accent specific exterior forms.</image:caption>

      <image:caption>We can all agree that tequila is magical, right? - urbandaddy.com An interior remodel to a 2,700 SF San Francisco restaurant that transformed an underutilized space into a vibrant neighborhood fixture. The existing establishment had a number of egress and accessibility issues. Most notably, an unalterable level change that required the incorporation of a new ramp. This relatively large linear element, situated in an already long and narrow space, became an organizing feature in the design. A patterned concrete block wall separates the ramp from the bar and, in turn, the more informal entry and bar area from the rest of the space. This element is repeated again at a long banquette that dominates the main dining area. The banquette provides a more intimate experience with a lowered ceiling, built-in walnut bench and concealed accent lighting. As a formally separate element in the larger open space of the dining room it modulates and tempers the spatial monotony of the long box we were given. In the evening, when the house lights are dimmed, the banquette acts as a kind of animated lantern.</image:caption>

      <image:caption>It’s impeccable… well edited and really well executed. - design award juror comment An interior renovation of a 1,200 SF loft in a former paper warehouse in the SOMA neighborhood of San Francisco. The owner had been living in the space since the early 90’s and was one of the first tenants in the original development (its conversion from 1900’s era warehouse to apartments). He came to us with a clear objective: Combine the functionally discrete ‘private’ domestic programs of a living space with its more ‘public’ areas in a relatively compact space that would feel completely open and uninterrupted. This was achieved through two programmed sculptural elements: 1) a multi- sided and cabinetry clad ‘spine’ that moves from one end of the loft to the other and 2) a solid form that contains the necessarily enclosed bath and laundry areas. The spine houses everyday domestic components while navigating the subtle boundaries between the entry, sleeping, kitchen and main living areas. A steel beam hidden in the spine supports the casework elements with hidden connections to existing doug-fir columns. On one side are dresser drawers serving the sleeping area and on the other kitchen upper cabinets. The space below is fitted with two single pieces of translucent glazing mitred at the corner and a concealed continuous linear fluorescent lighting fixture. This detail helps the casework appear to float and the lighting creates a lantern effect providing ambient lighting at night. The solid form is carved away (using steel and walnut doors and fixed panels) to reveal points of access to the bath and laundry room. The material character of all of the elements designed for the space (blackened steel. Painted and walnut veneered casework, black granite and translucent glazing) was selected to complement and showcase the existing doug-fir columns, beams and ceiling without overpowering the space.  2014 AIA SF Interior Architecture, Merit Award 2014 Residential Architect Design Award, Interior Architecture</image:caption>

      <image:caption>The home started life as a series of prefabricated components that were assembled in a matter of hours as if they were parts of a life-size erector set. - San Francisco Cottages and Gardens Magazine This collaboration with Jim Jennings Architecture and Martha Angus utilized a factory fabricated steel frame to create a simple yet elegant 3,000 SF getaway in the desert. Jim Jennings invited our office to collaborate on this home in Palm Springs, California. The project utilizes a steel building frame pioneered by Blue-Sky Building systems. This system utilizes factory fabricated steel components to create a bolted moment-resistive frame. The benefit of this is twofold: it increases the speed of construction and removes the need for lateral force (earthquake) resisting shear walls. For this project on a corner lot the local planning codes limited the house to a single story. The client requested privacy from the street and an open rear yard. The plan answers these challenges by organizing the living spaces in relatively thin ‘bars’ along the two street side property lines. A singular concrete block wall rings the site. At the two street sides it rises to a few feet above eye-level but does not continue to the underside of the roof. This allows clerestory light in to the home at all sides but maintains privacy from the street. The side of the house facing the pool and rear yard, in contrast to the street side, is shielded from the street and completely open. Here large roof overhangs shade the floor to ceiling glazed windows and doors to allow light but protect from glare and excessive heat gain. From the main living spaces of the house the San Jacinto mountain range rising over 10,000 feet from the desert floor to the west is framed by the concrete block wall on the bottom and the roof overhang on the top.</image:caption>

      <image:caption>We took the existing home ‘down to the studs’ and then we took those down too! – client comment A complete exterior and interior renovation and addition to a 2,500 SF bungalow in North Berkeley that saved a dilapidated bungalow and reinvigorated a classic Berkeley residential block. The clients for this project had been on a long and arduous search for homes in this particular North Berkeley neighborhood. Although the home they purchased had been recently vacated by a hoarder and was a crumbling eyesore, it was on an idyllic block. They challenged us to modernize the home while respecting the exterior shell in order to both maintain the scale and character of the neighborhood and streamline the approvals process. On the main floor we opened the living and kitchen area up to one another and completely reconfigured the existing sequence of spaces. The kitchen area was further enlarged by expanding into a portion of the attic to create a vaulted ceiling and skylight. A single bedroom and bath were added by slicing up what was a large bedroom and hallway while the addition of a new master suite required the extension of the stairs into the generous but unused attic space. The attic, now master suite, was given a long dormer window to create the light, air and vertical space required. The house sits just at the base of the Berkeley hills and the large expanse of glass created by the dormer affords a wonderfully unique view of San Francisco just above the tops of the neighboring houses and treeline. After our initial walkthrough of this badly damaged house I cautioned my then potential clients about setting off on this type of extensive remodel. I worried it was a ‘can of worms’ not worth opening. Luckily, for all of us, they didn’t take my initial advice!</image:caption>

      <image:caption>The store doesn't look like something that would be in Chinatown. - patron comment The conversion of an 800 SF former hair salon in San Francisco’s Chinatown district into a contemporary boba tea shop that puts a premium twist on an everyday favorite. San Francisco’s urban landscape is choked with boba tea shops. Their high-gloss neon painted interiors serve a singular version of the sweet boba tea drink first popularized in Taiwan in the 1980’s. We were approached by a young entrepreneur to help create a platform for the introduction of his reimagined craft-inspired product to the city. The small storefront has a minimal street presence and is located on a very active but steeply sloping street in the busy heart of Chinatown. The interior is characterized by very tall ceilings and a narrow plan. Our proposal plays up these proportions in an effort to draw interest (and customers) into the space. The public space is split by a long counter that functions as an active ‘assembly line’ for the product which is created by mixing and then hand shaking a number of ingredients into the house brewed teas. The material palette is simple and relies on standard oak slats, decking boards and strip flooring to create varying textures on the walls and ceiling. The mainly indirect lighting helps set these materials apart from the surrounding surfaces, making them more visible from the street. The result is a budget friendly spatial sophistication that sets the space (and the product) apart as something quite different.</image:caption>

      <image:caption>A new 3,200 SF home overlooking a nature preserve and the San Francisco Bay in the distance rises on a family’s long held but undeveloped property. This property had been in our client’s family for generations and was relatively untouched - an aging barn the only mark of its long abandoned agricultural past. Prior to contacting the office the family decided to sell the 7.6-acre parcel to a large home developer. A 33-unit residential subdivision was designed, approved and in construction during our first site visit. As a condition of the sale our client retained ownership of a large corner parcel with a view of the bay and a nearby open space. We were asked to design a home that would privilege the view while mitigating the density and character of the neighboring development. The solution was a single-story L-shaped plan with ‘private’ rooms pushed to the edges to protect a large ‘public’ living area nestled in the center. Strip windows along the street are kept high to allow light into the more private rooms while maintaining privacy. A very long clerestory formed by a break in the roof planes on the street elevation floods the living area with natural light. The master bedroom occupies a privileged corner connecting to the open space while the living area has a commanding view to the bay. Four 11’ tall sliding glass doors open the living area completely to the tightly knit rear yard that incorporates a large spa, planting beds, an outdoor kitchen and a dining area. As an homage to the family’s heritage on the site the repurposed clear heart redwood siding panels taken from the demolished barn are used to accent specific exterior forms.</image:caption>
